Commissioning
Building commissioning is a systematic process of ensuring that a building’s passive and active systems are designed, installed, and tested to perform according to the design intent and the building owner’s operational needs. The commissioning of new buildings will be most effective through an integrated design approach, bringing all project team members, including a commissioning agent, into the early stages of schematic design. Benefits of commissioning include reduced energy use, lower operating costs, reduced contractor callbacks, better building documentation, improved occupant productivity, and verification that the building systems perform in accordance with the owner’s project requirements.

EA Prerequisite 1: Fundamental Commissioning
1.Hire a Commissioning Agent
2.Document Owner’s Project Requirements (OPR) + design team shall develop Basis of Design (BOD)
3.Develop + incorporate commissioning requirements into construction documents
4.Develop + implement commissioning plan
5.Verify installation + performance of systems
6.Complete commissioning report

In addition to EA Prerequisite 1 requirements:
1b. Commissioning Agent shall be independent qualified 3rd party
