Mixed Use + Commercial


Mixed-use commercial projects enliven our downtowns and strengthen the fabric of our neighborhoods. The owners, architects and development teams we work with fight long battles for planning approvals in order to build these amenities to our cities. Sprawl is the alternative. Too often our urban projects are designed for cars, when they should be designed for people and neighborhoods. We appreciate forward looking planning agencies, such as the City of Ventura, which allows for shared parking agreements on public lots, allowing us to eliminate parking on site and increase our floor area. Minimizing parking is a green approach for the environment, community, and bottom line.

Our versatile talents allow us to design and consult on a variety of building types and styles. Creative and open minded clients are drawn to our work and our committment to green building. With every project we guide the owner and project team to find a marriage between beautiful design and high performance.We find avenues to incorporate remarkable green building technologies into our mixed-use and commercial projects;
grey water systems, microturbines, reclaimed materials, and photovoltaics are integrated seamlessly.


Mixed-Use projects are of particular interest to us, because we feel they are the solution to smart growth and a positive statement against sprawl. Our projects minimize or eliminate parking, and encourage alternative transportation for occupants. We find ways to integrate photovoltaic systems and microturbines, as well as other renewable energy systems. By conserving energy first, through a commissioning process, renewable energy systems can be down-sized, saving additional first costs. Check out these reports on
